Morrison Ranch

Morrison Ranch is one of the most recognized and most sought after master planned communities in the East Valley.  For over 70 years the land has been farmed by three generations of the Morrison family.  At the turn of the century their plans for a premiere development were just becoming visible with white rail fences and the first trees lining Higley and Elliot roads.  Ten years later they are the signature feature of Gilbert’s favorite neighborhoods!
Morrison Ranch: From The Ground Up
Higley Groves and Higley Groves West were the first giant step in bringing the Morrison Ranch vision into reality.  Shea Homes, Richmond American Homes, and Trend Homes were the fortunate three builders welcomed into Higley Groves.  The 588 home subdivision was a tremendous success and won instant favor with homebuyers.


Across the street, the more expensive Higley Groves West rose from the ground as Greystone Homes, Morrison Homes, and Regency Homes by Trend built 346 homes and one great neighborhood.


It wasn’t until the wild market of 2005 was in full swing that the first homeowners were able to move in to Higley Estates.  With lots from 10,000 sq ft up to an acre and only 162 homesites, the homes were a hot item right from the start!  Would-be homeowners had to attend a raffle at Windemere hotel in Mesa for a chance to buy a home there and prices were soaring every week.  Greystone Homes streamlined their building process by including all of the finest interior appointments as standard features of their homes, including raised panel cherry cabinets, black indian granite counters, stainless steel appliances, window trim, and 2×6 construction.  US Home introduced the largest homes in Morrison Ranch to date with two single level plans over 4,000 sq ft and the two-story Kennilworth that could be pushed over 4,700 sq ft with the two optional bonus rooms.


Highland Ranch was another step forward in the Morrison Ranch master plan.  There would be 424 homes built by US Home, Ashton Woods, and Morrison Homes in a neighborhood featuring two 1.25 acre lakes right in the neighborhood!  It’s also next to the impressive Big League Dreams baseball park with eight replica fields including the famous Fenway Park, Yankee Stadium, Chase Field, and Wrigley Field!  There’s even an indoor soccer arena nestled in the middle!


Lakeview Trails North – the largest subdivision yet in Morrison Ranch – is now well underway.  Ashton Woods features three unique series of homes from just 1,308 sq ft to over 4,000 sq ft, while Taylor Morrison Homes adds another choice with plans from 1,923 ft up over 3,600 sq ft.  Homeowners will enjoy walking paths winding through the neighborhood and around the Morrison Town Center and sparkling lake.
